Why trade coordination matters in an extension
A house extension is not a set of separate jobs completed independently. The foundations affect the structure, the structure affects service routes, and the position of those services affects plasterwork, flooring, kitchens and bathrooms.
That is why coordination matters from the first excavation through to the final finishes. Before structural work starts, the connection between the new extension and the existing building needs careful consideration. The design may require new beams, altered openings, underpinning or foundations that respond to the ground and the structure already in place.
We need to understand where loads are carried, how the existing walls were built and what will happen when an opening is created between the original house and the new space. Removing a wall without resolving its structural role can lead to movement, cracking or a connection that never performs as intended.
The structural information must then be reflected on site. Beam positions, support blocks beneath beams, foundation levels and openings all need to match the approved design and the work sequence. A small discrepancy at this stage can create major problems when services or finishes are installed later.
Managing the handover between trades

Drainage deserves particular attention because it depends on slopes and connection points rather than simply taking the shortest route.
Electrical first fix involves more than adding sockets. Cable routes, lighting positions, extractor fans, appliances and external connections should all be considered against the room layout and the construction details.
Second fix: fitting without damaging finished work
Once plastering, flooring and decoration are sufficiently advanced, second-fix work brings the installation together. Sockets, switches, lights, radiators, bathroom fittings and appliances are fitted and connected.
The sequence matters. Delicate fittings should not be installed while dusty structural or cutting work is still taking place. Equally, finishes should not be completed before the concealed services have been checked and any required inspections or testing have been addressed.

You can make coordination more reliable by confirming the position and intended use of the new rooms before construction begins. Consider:
Where furniture will sit and which walls may contain fitted units
The location of kitchen appliances, sinks and utility equipment
Whether radiators, underfloor heating or other heating arrangements are being considered
The number and position of sockets, switches, lights and external power points
Any new bathroom, cloakroom or drainage connection
Which existing services may need moving or upgrading
These decisions can still change, but late changes are more disruptive once structural work, first fix and plastering have been completed.
